Location
The property is located in Maroussi ,Athens, on the Kifissias Av & Spyrou Loui Av. junction. Although the Maroussi area is located c. 15 km. to the north of the CBD of Athens, Kifissias Av. is considered to be the prime office market of Athens accommodating some of the largest domestic and international companies in Greece. The property has access to Attiki Odos (the Athens peripheral   highway) which is located c. 1km to the north, and its location offers access to the Olympic Stadium (house of prominent football teams such as Panathinaikos F.C. & A.E.K. F.C.) and the Olympic Complex to the northwest. Increased traffic flow due to Attiki Odos has a positive impact to the property catchment area, while the property also benefits from the suburban railway station “Kifissias” on the junction of Kifissias Av. & Attiki Odos (which connects the Athens International Airport (AIA) with the centre of Athens and the city of Corinth c. 82 km. to the southwest of Athens).

Brief History/Description

  • The property was built to occupy the Radio-television International Center (IBC) in order to cover the 2004 Olympic Games.
  • After the end of the Olympic Games, the use of the main part of the IBC building, was changed into a shopping center. The rest was intended to be used as the “Olympic Games” Museum.

Project Dev. Concept

The indicative property exploitation includes the existing shopping mall and additional uses to the vacant area. In regards to the vacant area, suggested uses relate primarily to cultural multifunctional uses (museums), entertainment – recreation (cinema, gym etc) and secondarily to retail and office uses.
